The Hyde Park properties consist of a total of 7 phases: Salisbury Park: phases one, two and three, Eliot Apartments, Irving School, Hyde Park South, and Bremen Homes. Together, the Hyde Park redevelopment area has over 246 affordable housing units comprised of a mixture of historic rehab and new construction. The most recent phase, Bremen Homes, created 40 new construction units. Within this redevelopment, there are not only residential homes, but also commercial and office spaces. We are proud of that Sun Ministries’ Sun Café is one of our tenants: one of the first new commercial ventures in Hyde Park in over a decade.
Hampton Place Homes is a development comprised of three phases of 86 new construction single-family homes in Alton, Illinois.
Crown Square Apartments & Commercial Spaces, located on St. Louis’ North side is known for the famous Crown Candy Kitchen. It is becoming known for the massive renovation and rehab of the beautiful historic houses of the area. All residents of the area enjoy the benefit of a thriving community area complete with community garden and gathering spaces. These historic buildings offer energy efficient features, open floor plans, and a wonderful centralized location. ND&S manages both market rate, affordable, and commercial units in the area. Some apartments are reserved for households at or below 50% of the area median income (AMI), while others are at or below 60% AMI.
Park East Apartments, located southeast of Forest Park in the historic Grove neighborhood, is amidst an area of St. Louis that is bustling with up-and-coming restaurants, music venues, schools, and job opportunities. With over 100 apartments, ND&S leases one, two, three, and four bedroom units that have all been rehabbed to reflect the modernization of the area with the historical appeal of the architecture. Some of these units are reserved for households at or below 50% of the area median income (AMI), while others are at or below 60% AMI.
Peter & Paul Community Services’ engaged ND&S Management to assist with the implementation of their newest housing program: Garfield Place Apartments and Safe Haven. The three-story, 25-unit apartment campus includes a soccer field, indoor gym, a commercial kitchen and common dining area, and on-site support services programming spaces. It is operated with a grant from HUD’s SHP Program.
The Garfield Safe Haven is designed to reach those who are chronically homeless, and provide them with permanent supportive housing. It will allow the St. Louis’ resources to be utilized to best help our homeless population, and it will ensure that chronically homeless individuals never have to live on the street again.
315 & 411 N 10th St. & 920 Olive: St. Louis Downtown Properties consist of many contemporary urban living environments in some of St. Louis’ best historically rehabbed buildings. Many of these are mixed use buildings with a combination of residential units on the upper floors and commercial space at street level. Our commercial spaces have ranged from restaurants to art studios and book stores to pet supplies.
The apartments are all different sizes ranging from 1 bed, 1 bath units to large 2 bed, 2 bath units, or full-size lofts. Some features of these apartments include exposed brick walls and ductwork, secure entry access, large windows and skylights, to name just a few.
Pathways Behavioral Health engaged ND&S Management to assist with the implementation of their HUD 811 housing program: Crawford Commons. The 14-unit housing complex, located in Rolla, MO, includes amble outdoor space, a community room and kitchen and on-site support services programming spaces. It is operated through the HUD 811 program.
Crawford Commons is designed to reach those who are chronically homeless, and provide them with permanent supportive housing. ND&S has assisted Pathways in implementing the program and training its staff through the application, lease-up, maintenance, operations, and other management procedures.
